Any reason you don't want to buy one?

it's certainly possible.
here's mine: http://sites.google.com/site/mrdunk/ (http://sites.google.com/site/mrdunk/)
if you just want a conventional radio control setup though you would be cheaper, quicker and easier buying one ready made.

i'm building my own because i want additional functionality.

Of course.... But... why???
It's difficult to make a high range one... but surely nice...
To establish a sure link you need encryption, and other things....
ZigBee can be a nice protocol for sure :)
But need to buy at least the transceiver or else... things can get really nasty....
TI has the CC2430 series with an embedded 8051... surely a nice IC if you can solder the package :P
